Leaving a key, delegating rentals and arranging ongoing property care are not the same level of support. The right choice depends on how you use the villa, distance, complexity and the reassurance you want.

Keyholding

Keyholding primarily means keeping a set of keys and enabling access when needed. Some providers also offer visits or call-outs.

Suitable when: you mainly need access arrangements and coordinate contractors yourself.

Limitation: holding keys does not automatically include knowing the property, organising maintenance or providing ongoing follow-up.

A holiday rental agency

An agency generally focuses on marketing: listings, reservations, pricing, guest communication and sometimes local operations.

Suitable when: letting is the priority and a process centred on bookings matches your needs.

Check: who follows the house outside reservations, coordinates work, handles fees and actually knows the property.

Operational concierge services

These often cover arrivals, departures, cleaning, linen, supplies and smaller requests.

Suitable when: you already have a rental strategy and need a team to deliver the practical work.

Possible limitation: annual property planning and broader coordination may not be included.

Private property care

Private property care places the home and owner at the centre. It may include regular visits, contractor coordination, attendance during work, arrival preparation, preventive maintenance and rental support if wanted.

Suitable when: you live far away, the home has several systems to maintain or you want one coordinating contact.

Its value is continuity: someone understands the villa, its history, your habits and expectations.

Comparison at a glance

These are general patterns, not promises about every provider. The contract determines what is actually included.

Need Keyholding Rental agency Private property care
Keeping keys Yes Often Yes
Marketing rentals No Main focus Optional
Care outside bookings Limited Varies Central
Contractor coordination On request Varies Structured
Long-term property knowledge Varies Varies Essential

Questions to ask

  1. How often is the villa visited when empty?
  2. What does the report contain?
  3. Who coordinates and checks contractors?
  4. What is the incident procedure?
  5. Are services outside rental periods included?
  6. Who is your contact?
  7. How are costs and authorisations recorded?

Can several arrangements be combined?

Yes, if responsibilities are clear. An agency could market the property while a private manager follows its condition. Without precise rules, gaps quickly appear.

Agree in writing who checks, decides, pays, informs and keeps the records.

Choose according to your real priority

If you mainly need accessible keys, keyholding may be enough. If bookings are the central objective, an agency may suit. If you want long-term care, preparation and coordination, private property care may better match that need.

Souvenir de Voyage has chosen the latter approach, with rental support where it fits the owner’s project, starting in January 2027.
